    A:

Wyndham is one of the most popular points systems in the industry, and resale prices are lower right now than I’ve ever seen! It’s a great time to be a buyer!

Traditionally Wyndham has not had a right of first refusal process. For the few Wyndham resort that require ROFR, they have not been aggressive in reacquiring contracts. Because of this, buyers can be very aggressive in making really low purchase offers!

Also, the internal exchange that makes Wyndham so popular is partly to blame for the huge difference in resale prices from developer pricing.

Consider that in a fixed resort system, sellers only have to compete with other sellers at their home resort (and often only with sellers of that week or season).

Now consider a points system such as Wyndham. The flexibility of being able to make reservations at any Wyndham affiliate is wonderful while you are using your points, but if you need to sell- it vastly increases your competition from other Wyndham sellers. For buyers, the home resort is often not as important as the asking price. Therefore, sellers at every Wyndham resort often end up trying to capture the same buyer! Increased seller competition always pushes prices down.

Recently, I’ve seen Wyndham resale prices that are 97% lower than what the developer charges! It’s common for a resale buyer to save $20,000 or more.
